Another thing to chedck is whether or not the board is very firmly
attcehd to the edge connector. The edge can wear quite a bit if you
are often removing cards. Shaving a bit off the tytop can help the
boad grip a bit better. . .

No, the board must be disabled or the flash will fail. If you have a
flash update, read it in the docs.
I've no idea how the flash works with the board disabled, but it does.
As mine did.
