First, a deed must always be in writing. The statute of frauds is a state law which requires certain types of contracts
including all real estate contracts
to be in writing. A verbal conveyance of title is not valid.....cluding all real estate contracts---to be in writing. concerning the execution of deeds and contracts. A grant that's merely spoken isn't legally effective.
