HOMECOST REGISTRATION $10.00
INTENDED USERS: First time home buyers, second time home
buyers, and home owners considering refinancing.
PURPOSE OF PROGRAM: To save you money by evaluating
different home & mortgage options.
OPERATION: Input the variables pertaining to your situation
or just press enter to use default values. The program
outputs a cost schedule for the number of years projected
and also determines the monthly cost in present dollars for
owning your home. If you are presently renting you can
compare the monthly cost in present dollars to your rent to
see if it is economical to buy a house or not. If you are a
first or second time buyer you can enter info for different
houses or different mortgages. The monthly cost in present
dollars provides a reference point for comparing different
options.

WHERE TO GET INFORMATION FOR THE INPUT VARIABLES

LIST PRICE - Real estate agent, multiple listing service,
newspaper, or owner.
DOWN PAYMENT - just input the amount you are willing to put
down.
MORTGAGE RATE - Bank, lending institutions, real estate
agent, or newspaper
POINTS - Bank, lending institutions, real estate agent, or
newspaper
MORTGAGE YEARS - see "MORTGAGE RATE" above. Also, if there
is no prepayment penalty, you can check the effect of paying
mortgage off early by entering fewer years than the
standard mortgage.
CLOSING COSTS - Real estate agent, bank, lawyer
PROPERTY TAX RATE - Get taxes from real estate agent,
multiple listing service, or owner. Divide taxes by list
price to get property tax rate.
INSURANCE RATE - get estimated insurance from real estate
agent or insurance agent. Divide insurance by list price to
get insurance rate.
MAINTENANCE RATE - get estimated maintenance costs from real
estate agent or owner. Divide maintenance costs by list
price to get maintenance rate.
BANK RATE - use rate for certificate of deposit that has a
maturity about the same length of time as you plan to stay
in yor house. Get rate from bank.
INFLATION RATE - bank, radio, library, gov't publications
APPRECIATION RATE - get history on houses in area from town
hall, newspaper, or real estate agent. Appreciation rate is
the annual rate of increase in housing prices.
TAX BRACKET - Derive from tax table in IRS tax form 1040.
TB = (T1-T2)/500 ("/" means "divided by")
where TB = TAX BRACKET
T1 = TAXES ON YOUR EARNINGS(from tax table)
T2 = TAXES IF YOUR EARNINGS WERE $500 LESS
ZERO BRACKET AMOUNT - get from IRS tax form 1040.
YEARS PROJECTED - enter the number of years you plan on
staying in house before selling it.
